The Oxford Science Park – a hub for science, innovation and entrepreneurship – was looking for a laboratory refurbishment partner to fit out a series of lab/office units. Designed as flexible spaces to accommodate start-up businesses on a short-term basis, an essential part of the remit was to complete the work as quickly as possible to minimise rental voids.

With The Oxford Science Park undergoing a phase of rapid expansion, expectations were high in the run-up to the tender process. Our offer stood out because of our ability to present a cost-effective solution with a competitively short timeline. Collaborating with multiple stakeholders and contractors, AxisHouse delivered high‑spec, future‑proof lab spaces in just nine weeks. The team were praised for their highly efficient project management.

Designed specifically to appeal to short-term incubator teams, each of the three units we delivered comprises lab space, office provision, and access to a communal breakout area with a kitchenette. Each unit can accommodate a minimum of six people, providing a compact, ‘stepping stone’ facility for companies at an early stage of growth.

The laboratory refurbishment project involved stripping out existing labs, moving internal walls to create a better layout, and conducting all electrical, plumbing, and data cabling work. We also installed specialist laboratory equipment, ensuring compliance with relevant regulations.

Showcasing our technical expertise and experience, AxisHouse sourced and installed the following elements…

  • Trespa worktops for their durability, chemical-resistance and easy maintenance.
  • Lab storage cabinets from specialist provider Mark Finn Laboratory Furniture.
  • Chemical-resistant Vulcathene pipework to ensure the safe disposal of hazardous chemicals.
  • Hygipod wash stations for full compliance with health and safety standards.
  • Specialist HVAC modifications to manage the use of toxic substances.
  • An electrical distribution feed split across multiple directions to enable separate metering for each individual lab/office unit.

A welcome contrast

The office space on the second floor of the Whitehead Building is flooded with natural light and enjoys pleasant views over the surrounding landscaped grounds. These vistas provide a welcome contrast to the more clinical interiors, contributing to enhanced wellbeing for the tenants.

Creating a clean slate

The aim with these lab/office units was to create a blank canvas to appeal to as broad a market as possible, while allowing for customisation according to the tenants’ specific requirements. A tech or pharma start-up, for example, can easily add their own branding to the neutral backdrop, as well as furniture and other pieces of specialist equipment.
