Healthcare Fitout – The Brief
Part of the Specsavers group, Newmedica is a leading provider of NHS and privately funded ophthalmology solutions in England, with a growing network of nationwide locations.
Looking to expand its presence, the company acquired a lease on a new, two-floor commercial office space in Bristol, which had been fitted out to a Cat-A standard by the landlord.
With patients already booked in for treatments, Newmedica was under pressure to quickly fit out the new Bristol centre, including a reception area, operating theatre and treatment rooms along with first-floor offices, staff canteen and seminar space.
Newmedica was aware of Axis House’s growing expertise in the healthcare sector and had seen a similar fit-out that we’d completed for one of its main competitors. Impressed by the quality and finish achieved in the timescale, they invited Axis House to tender for the job – a contract our team ultimately went on to win.
The clinical fitout solution
We began by creating detailed design drawings and mechanical and electrical layouts. The client also required HVAC, and full drainage works, along with vinyl flooring, doors, ceilings and lighting.
Site design details matter
As part of this process, the account team accompanied the client to another branch location, where they pointed out issues with fit-out quality and finish, which hadn’t been delivered to the standard they’d hoped for.
Axis House proactively recommended solutions to address these specific pain points such as using laminate doors instead of painted doors. Careful consideration of energy-efficient lighting was also given to accommodate the needs of the surgery, delivering the often overlooked element of lighting design and lux levels, that silently inspire patience confidence and comfort.
Mindful details like this were made across a range of fixtures and fittings to ensure greater durability and help make Newmedica Bristol easier and more efficient to maintain over the long term.
Multi-purpose office & healthcare fit out
The brief also called for an on-site training facility, where Newmedica could onboard new franchisees, medical staff, and employees. Axis House accommodated this on the upper level, where the staff offices and breakout areas are also located and fitted out with all the necessary AV equipment required.
Due to the extent of the works required throughout the building, a complete refit was necessary. This extended out to drainage works in the car park and re-routing the existing plumbing to service all the required areas of the building.
As the facility accommodates a medical centre, we also had to adhere to strict health and safety legislation around ventilation and airflow. Due to the client’s desire to maximise the use of the internal space, an external compound was constructed to house the HTML-03 compliant AHU
Finally, to create a positive first impression for arriving patients, we refreshed the building exterior and organised all the New Medica branding and patient signage. Touch-sensitive doors and DDA (Disabled Discrimination Act) compliant access were installed, again helping patients feel fully at ease on arrival.
On time delivery
Speed of delivery was critical. The new clinic opening was a hard deadline, so completing the full fit-out on time was non-negotiable. Meticulous project management played its part in ensuring every aspect of the design and build was executed to schedule.
Much to the delight of the franchisee, we ensured that New Medica Bristol opened its doors to patients precisely on time, with every aspect of the internal finish delivered to the discerning standards required.
The practice is now actively helping patients manage their ophthalmology needs, while simultaneously using its new training suite to welcome new members of the New Medica family.
“Newmedica engaged Axis House based on the strength of their fit-out and construction capabilities. The pre-contract phase was fast-paced with the entire project team working well to achieve Landlord, Local Authority and Newmedica Approvals. Site management, contracts management and general delivery of the project was excellent. The entire project was extremely well received and has led to Axis House being engaged on other tenders.“
