The objective was to position Kerridge Property’s ground floor offices in Hungerford as a beautiful, tenant-ready space through a Landlord Cat A+ fit-out.
With a competitive rental market, Kerridge wanted to craft a standout destination office that would attract a high calibre of tenant and deliver stronger returns.
Their ambition was to draw occupiers in from larger cities to enjoy the benefits of a ‘greener’ head office environment with onsite amenities and outdoor space.
As this was their first Cat A+ fit-out project, the team wanted a reliable design and build partner to guide the process and with whom they could establish a trusted, long term relationship.

In seven weeks, AXIS House turned an uninspiring, poor condition Cat A space into a flexible, zoned space that would appeal to any prospective tenant.
A Landlord Cat A+ fit-out (also known as ‘plug-and-play’), offers a fully furnished and move-in ready workspace designed to minimise set-up and appeal to a broad range of occupiers.
Distinct zones faciliate a mix focused work, meetings, collaboration and relaxation. To ensure universal appeal, our designers chose a neutral yet refined colour palette, providing a versatile backdrop that future tenants can easily layer with their own workplace branding.
Solid, wooden and glazed partitions instantly create distinct zones: a meet-and-greet space, open-plan desking area, a range of meeting rooms and breakout space with tea point.
Behind the scenes, robust M&E installations, partitioning, flooring, and ceiling works were carried out to deliver an integrated, landlord-ready space—combining technical precision with design flair.

Natural daylight floods the workspace, particularly around desking areas, while glass partitions and meeting room doors ensure a consistent flow of light, enhancing wellbeing and a greater sense of space - key for attracting modern businesses.
Delivered flawlessly, on time and budget, the space “hit the brief, bringing the outdoors in and offering the neutrality to appeal to multiple businesses.”
