Our client, Berwick Hill Properties, is a well-established property trading and investment company. The brief for the refit of their Maidenhead office unit was to transform it into a contemporary, turnkey workplace that would appeal to their rental demographic.

A particular challenge we faced with this project was to ensure our design would attract rental clients in a climate in which hybrid working has become the norm. We sought advice from some of London’s top commercial lettings agents who verified that our design proposals could compete with the comforts of home.

Turning the project around in just eight weeks, AXIS House designed and implemented a contemporary, flexible and highly appealing workspace ready for immediate rental occupancy.

From the starting point of an empty Cat A office unit, we worked with Berwick Hill’s project manager and third-party consultants to transform the 3,500 sq ft unit from the ground up.

We reconfigured all the mechanical and electrical systems, integrating them into the building management infrastructure. We then divided the space into distinct zones to create a hot-desking area, a reception space, meeting rooms, and a breakout area with a stylish kitchen.

The use of glass partitions and grid-like room dividers maximises the natural light flooding into the space, resulting in a pleasant and inviting work environment.

Design details

  • A striking feature of the reconfigured space is a green ‘living’ wall in the reception area which provides an interesting focal point for guests as they arrive.
  • The highly adaptable, open-plan spaces feature breakout zones, desking areas and meeting rooms equipped with AV technology to accommodate a variety of working needs.
  • Our designers selected a neutral palette of grey, green, beige and charcoal to ensure a wide appeal and maximum adaptability for future tenants.
  • Biophilic planting throughout the scheme brings colour and calm to the space while aiding productivity and wellbeing.

Flexible seating

A range of seating provision, from low sofas to hot-desking to boardroom-style meeting rooms, allows for the accommodation of a variety of working styles.

This ensures the fulfilment of one of Berwick Hill’s key objectives – that the new workspace is flexible enough to meet the needs of any prospective commercial tenant.

Sociable spaces

The contemporary kitchen brings a homely feel to the office, allowing staff to stop by for a coffee with a colleague or hold an informal meeting at the island unit.

The adjoining café-style seating provides further opportunities for one-to-one meetings and small group gatherings.
