Brief

Formed in 2002, Berwick Hill Properties Ltd is a property trading and investment company with a portfolio comprising commercial retail and office spaces for rent in the southeast of England.

A forward-thinking landlord, the company engaged Axis House when it was seeking to turn one of its vacant commercial offices into a fully fitted-out space, presented in a move-in ready state that would make it marketable and desirable to potential tenants.

The brief called for an attractive workspace that would offer businesses a complete turnkey solution, whereby they could take ownership and immediately commence work.

Solution

Working with a purely speculative brief, we were able to transform 3,500 sq. foot of CAT A commercial office space into a contemporary furnished office, fully equipped with all the technology, furniture, and facilities needed for a new commercial tenant to move in.

Challenged with attracting commercial clients in a climate where home and hybrid working has become an accepted norm, Berwick Hill Properties Ltd wanted to make their vacant office space as appealing to businesses as possible. With the space totally unfurnished, they sought a supplier capable of handling the end-to-end design, build, fit-out and furniture.

Axis House were among five firms who tendered for the job, with Berwick Hill Properties Ltd eventually awarding us the contract thanks to our ability to deliver the complete turnkey solution the client was seeking.

To ensure we were creating a space that would appeal to the desired demographic within the office’s catchment, we engaged some of London’s top estate agency firms to review our design proposals. All agreed that the concepts we were proposing were in line with the expectations and needs of clients seeking commercial office space in that location.

With the approval of local lettings agents sought, and a hard deadline for when the property needed to be brought to market, we set about executing our vision and bringing the plans for Berwick Hill’s commercial office space to life.

We worked with a project manager appointed by Berwick Hill Properties Ltd, together with third party consultants to oversee the reconfiguration of the existing mechanics and electrics, all of which needed to be incorporated within the building management system. Throughout the project, we had to comply with everything the consultants threw at us, but we persevered around every challenge to bring in the project on time and on budget.

A striking feature of the reconfigured space is a replica green wall in the reception area, which provides an interesting focal point on arrival. The office itself has been fitted out with desks and seating to flexibly accommodate permanent and hot-desking staff. Axis House also provided a smart kitchen area, meeting rooms equipped with AV technology, and breakout areas to accommodate the needs of everyday modern working.

The result is a contemporary, attractive, and functional space that’s immediately ready for a new commercial client to move in and begin work, precisely as Berwick Hill Properties Ltd specified.
